What distinguishes me from other Realtors?

Answer: Besides my promise of full service with low fees, I will give you superior customer service. I will answer my phone when it rings, run that extra errand when you are unable to, and guide you every step of the way to ensure you are comfortable with the process. My experience, natural curiosity, and thirst for knowledge mean I can answer most of your questions when you ask.

What’s the difference between a pest inspection and a home inspection?

Answer: A home inspector checks just about every aspect of the house. They look at everything they can get to including checking every outlet, running every appliance, and looking at the construction of the house, attic, and roof. Then they write up a comprehensive report, detailing everything they’ve checked and rating each item. They alert the Buyer to any items that are health and safety issues, what items MUST or SHOULD be repaired, what may need attention in future, and what is in serviceable condition.

A pest inspector checks for termites, beetles, etc., which may be setting up shop under the house. They also look at the exterior and interior construction for evidence of dry rot and/or mold. They check the bathrooms for mold and mildew, climb onto the roof, and go into the attic and under the house (if a raised foundation). They will write a detailed report with illustrations showing where the troubled areas are and rate them Section 1 (requires repair or replacement) or Section 2 (recommends repair or replacement).

New to the area? How do you know a neighborhood is right for you? Have you seen enough?

Answer: While the internet has enabled Buyers to research neighborhoods of interest, I can provide additional information and drive you through areas you may be unaware of. My goal is to help you make an informed decision about the location of your new home and I will make sure you have seen as much of the area as possible.

Why is this house on the market for so long?

Answer: There are typically three reasons a property sits on the market a long time. Most frequently it is because it is over-priced. Sometimes emotional attachment makes it difficult for a Seller to trust the market, but eventually they will come around if they want to sell. Next, poor curb appeal or a cluttered or dirty house can turn Buyers away. Finally, it is a definite turnoff if a property has an odor like pet or cigarette smoke.

Will you take me to a FSBO (For Sale By Owner) property?

Answer: Absolutely! It’s about you, not me. My job is to take you where YOU want to go.

How can I list your property for such a low flat fee?

Answer: The internet has changed the way we do business in many ways. Sellers do their own homework to establish pricing and prepare for listing their homes. When listings are uploaded to the MLS they are picked up by numerous real estate websites, often eliminating the need for costly advertising. Large real estate franchises need to charge more to make a profit from their agents, where I do not. Finally, as home values have increased the practice of charging a percentage commission has become archaic- 3% for a $100,000 home is reasonable but 3% for a $600,000 home seems excessive to me.

Why do you need a Realtor to sell your own home?

Answer: You don’t. In California it is legal for homeowners to sell their own property. However, you WANT a Realtor (me) because:

  • I will ensure you are in compliance with state and local laws by using the correct forms prepared by the state and local real estate associations
  • I am highly experienced and successful with negotiating excellent terms for Sellers, maximizing your proceeds from the sale
  • I will put your listing on the MLS, which will be picked up by numerous other real estate websites. This will give your property exposure to consumers and other Realtors in the local area and beyond

How do you know I’ll give you full service for only $3500?

Answer: My goal is that you will have developed great trust in me by the time you sign a listing agreement. This should begin in our first meeting and if, at any time during our listing term, your trust in me should fail, I will release you from our contract with no obligation on your part.

What happens if a Buyer brings their own Realtor?

Answer: At the listing appointment we will discuss how much, if anything, you want to offer to a Buyer’s agent. It is entirely optional on your part. That said, Buyers’ agents work very hard for their clients and some won’t even show your property unless there is something in it for them.

You have an unpermitted space in your house; what do you do?

Answer: This is so common, particularly up here in the foothills. You have options, of course. I can help you go to the county and get the space permitted. This can be a time-consuming process but it can increase the value of your home. Alternatively, you can leave it up to the Buyer. Depending on whether they are financing or not, they may need to have the space permitted prior to close of escrow. An appraiser may devalue unpermitted space, which lowers the price you may get for your home.
